<abstract>En este trabajo se explora el mecanismo de formación de precios en los mercados inmobiliarios. Inicialmente, se evalúa la posibilidad de aplicar el conocido modelo CAPM, usado en los mercados de capitales, para pasar posteriormente a aplicar modelos multifactoriales para activos inmobiliarios basados en arbitrajes(APT). Después de esta revisión metodológica, en el artículo se ofrece una panorámica del sector inmobiliario español donde se desgrana la dimensión económica y social de la inversión inmobiliaria</abstract>
