<abstract>El artículo analiza la evolución de los créditos con garantía hipotecaria en los últimos veinte años de funcionamiento del mercado hipotecario, período en el que ha pasado de ser un mercado estrecho y poco flexible a ser un mercado de oferta muy competitivo y con un potente ritmo de expansión, sobre todo desde mediados de los noventa, en los que la fuerte competencia entre entidades de crédito ha permitido que el acceso por parte de los hogares a un crédito hipotecario se haga en condiciones de plazo, volumen y tipo de interés realmente favorables</abstract>
